We are proud to deliver the most current market stats for the Bel Air area, both 21014 and 21015 zip codes, for the month of July. Let's jump right into the numbers now, starting with the average sales price of a home in Bel Air coming in at $272, 111. This number was within $400 for either zip code, a decrease of 6.02% from the same time last year, but not to worry, with as few homes that sell within Bel Air itself and the wide price range, a few outliers can sway this number pretty heavily. 76 total units sold in the Bel Air Real Estate market last month, down over 21% from the same time last year, and 11% from last month. New Contracts written also fell coming in at 42, down 8.7% from the same time last year. A number that did make a considerable jump was the active listings in Bel Air, coming at 388, up 26.8% from last year! That is a pretty considerable jump in the amount of inventory currently on the market for home buyers. In reality, however with 76 homes selling, it actually only calculates out to an inventory of 5.1 months (total inventory divided by sold units) giving us a shortage of listings for the ready, able and willing buyers on the market today! With 76 home sales, and 132 new homes hitting the market when we take away the homes that are withdrawn from the market, we are very slowly pushing back towards a balanced market.
